Water heaters are the cause of most of the in-home flooding that occurs.  To most of us the hot water heater in our home is “out of sight, out of mind” as long as it provides enough hot water for our shower each day.

However, it just may be a time bomb ready to go off.  And when it does, the damage can be significant.

You should be proactive with your water heater though.

If you have or can find a record of when it was installed, you should write that date in magic marker on the outside of the tank.  Then pick a date eight to ten years out from that date and plan to replace it at that time.

It’s better to spend money on a new water heater a little earlier than needed than to deal with the consequences and cost of it failing unexpectedly.
